Job Purpose/ Role Summary:

  • The Building Manager is responsible for the maintenance and safety of the building, ensuring it meets legal requirements, health and safety standards and is operating efficiently in regards to green technology and sustainability initiatives.
  • The Building Manager is responsible for both strategic and operational plans for the short and long term running of the building and to provide a safe, functional and appealing space for energy usage and productivity of the workforce it serves.

Key Responsibilities:

The Building manager is tasked with delivering, maintaining and developing the following services:

  • 100% provision of power to the building at all times – this includes managing and maintaining APUA feed, generators and Solar PV systems
  • Building maintenance – proactive and responsive
  • Testing and inspections – to include daily checks and walkthroughs
  • Building administration and insurance
  • BMS monitoring and response
  • Contract management – to include sourcing and overseeing contracts and service providers for functions such as catering, cleaning, parking, security, and technology
  • Supervision, training and mentoring of staff – including reception, security, Operations Associate
  • Health & Safety – compliance with legal regulations and government best practice standards
  • Communications infrastructure – a watchdog for internet issues and able to quickly resolve with the IT provider
  • Security – policies and procedures to be monitored and changed when and where necessary
  • Planned and Preventative Maintenance
  • Managing renovations and refurbishments
  • Emergency procedures and drills
  • Maintain maintenance stock and spares inventory
  • Budget management, maintenance cost reporting

Job requirements

Required qualifications and skills:-

  • Engineering or maintenance background with technical electrical and mechanical knowledge
  • Knowledge of HVAC, Solar PV and generators
  • Experience in implementing PPM (Planned and preventative maintenance)
  • Communication skills, in person and in writing
  • Analytical and problem solving skills
  • Familiar with budgets and management accounts
  • Project management
  • Ability to be on call or attend the building 24/7 when required -i.e. -emergencies. This must include public holidays and weekends
  • Ability to work and produce KPI’s without supervision
